July Sales rose 15.1% over the same time last year. While Citrus County housing inventory starts to tighten, we begin to see the results, with July Median Sales Price rising 4.8%. As Inventory continues to decreased (-7.8%) in July, we will continue to see home values rise. Another indicator of improving home values is the Months Supply of Existing Homes, Citrus Counties supply of existing homes for sale has been dropping by double digits for the past 7 months. For July we are down to 6.7 Months of Inventory a whopping -21.9% decrease from last July, according to the latest housing data released by the Realtors Association Of Citrus County.
Closed Sales of single-family homes county wide totaled 212 last month, up an impressive 15.1% over July 2013 figure.
There was no big negative in July’s market report but the Median Sales Price did rise this month from July 2013. The State of Florida marked the 32nd month in a row of steady year-over-year Median Sales Price increases, with a 3.6% ($178,500) increase in June. Citrus County posted a Median Sales Price increase of 4.8% ($110,000) over last year at this time. During the month of July we had all positive changes from July 2013.
Housing Inventory for July stands at 6.7 Months, down 21.9% from the 8.6 Months last July.
Overall, July was a very strong month in Citrus County, for single-family home sales. We are very encouraged by the Sales Data and see the decline in Inventory as a positive for homeowners waiting to gain Value back into their Homestead.
